Executive Residential Home Remodel Project

Overview

An executive VP was recruited and subsequently transferred to the Portland region to join his new employer.  He was expected to immediately engage with the job.  With the on-boarding extensive and demanding, the client still needed to find a home and move his family.

 

This was a long-term employment situation, so wisely they wanted support to ensure they purchased correctly for the long-term financial investment, while providing a home that accommodated their family lifestyle.  Hartman Strong Hartman was recommended by another recently-recruited Executive VP,with whom we had engaged in the past.

 

Problem

The home they chose was a lovely and large home, yet very dated and in need of extensive updating of appliances, fixtures, and surface treatments.  And as we discussed their intended lifestyle, we realized that houses in America do not fit the large-family culture where they had originated.  This then translated to needing major design additions; accommodating a large wide-open kitchen inclusive of family-style seating for more than a dozen at any one meal.  The initial discussion of appliance &surface upgradesquickly evolved into a significant design review process, requiring structural engineering for the steel beam &concrete massing eventually added.

 

Solution

Hartman Strong Hartman developed a series of sketches that portrayed these accommodating large-family concepts.   We engaged a structural engineering firm to guide the design process with existing conditions, as it was important to determine the soil capacity and construction type needed.  We then engaged a trusted General Contractor who worked alongside our design development process to ensure these extensive buildouts were remaining within budget.

Hartman Strong Hartman performed the entire design and permit process.  Once permitted,Hartman Strong Hartman then developed the contract with the drawings and schedules so the General Contractorcould contract with the owner.  We are then the Owner’s Representative remaining in a hands-off approach, yet engaged enough to ensure the integrity of the construction and to support the construction process.   The project is beautiful and the family is very pleased with the home.  Fun project!
